Core pathway

Visa M — Inversionista

Official Cancillería Colombia: Visa M Inversionista for a foreigner who has made foreign direct investment (IED) or acquired real estate in their own name and maintains that investment or acquisition for the visa’s validity. FDI route: provide investment extracts from the Banco de la República foreign-exchange information system showing FDI registered in your name for an amount greater than six hundred fifty (650) current legal monthly minimum wages (SMLMV / SMMLV) as of the application date. Real-estate route: certificado de tradición y libertad showing sole ownership for a value of at least three hundred fifty (350) SMLMV. Validity: up to three (3) years. Time as holder accumulates toward a Resident visa after a minimum of five (5) years. Convert SMLMV to COP/USD using the Colombian monthly minimum wage in force on your application date — verify current SMMLV officially. Do not confuse with Visa M Socio o Propietario, which is a separate category.

Min. capital

> 650 SMLMV (FDI) or ≥ 350 SMLMV (real estate)

Best for: Investors who can complete and maintain Banrep-registered FDI above 650 SMLMV, or titled real estate above 350 SMLMV, and want multi-year Colombian stay with a path toward Resident status.

Thresholds are denominated in Colombian monthly minimum wages (SMLMV / SMMLV), not a fixed USD figure. Convert to COP/USD at the application date using the official minimum wage then in force; verify current SMMLV before budgeting. Always re-check cancilleria.gov.co.

Investment options

  • FDI registered with Banco de la República > 650 SMLMV (extracts from the Sistema de Información Cambiaria)
  • Real estate titled solely in the applicant’s name ≥ 350 SMLMV (certificado de tradición y libertad)
  • Maintain the investment or property for the entire visa validity
  • General visa documentation per Cancillería (passport, extras, etc.)

Eligibility

  • Completed qualifying FDI or real-estate acquisition before applying (as Cancillería requires evidence already in place)
  • Banrep extracts or property certificate meeting the SMLMV thresholds
  • Maintain investment/ownership during the visa
  • Meet general Colombian visa admissibility and application rules
  • Do not use Socio/Propietario checklists for this category

Process timeline

  1. 1

    Calculate SMLMV in COP/USD

Look up the current official Colombian monthly minimum wage; size FDI or property accordingly.

  2. 2

    Complete investment / purchase

Register FDI with Banrep or title the property; obtain official extracts/certificates.

  3. 3

    Apply for Visa M Inversionista

File through Cancillería visa channels with category-specific evidence.

  4. 4

    Maintain & accumulate

Keep the investment; after 5 years as holder, evaluate Resident visa eligibility.

Family

Dependent visas may be available under Colombian family rules linked to the principal — confirm current Cancillería dependent categories and work permissions.

Work rights

M Inversionista is granted for the investment purpose; confirm permitted activities on your visa stamp/resolution and Cancillería guidance before taking employment.

Route to PR

Official page: this visa allows accumulation of time toward the Resident visa after a minimum of five (5) years as holder. Resident status is a separate application — verify Cancillería Resident requirements.

Route to citizenship

Colombian nationality has separate residence and legal requirements. Confirm dual-nationality rules for Pakistan.

Pros

  • Clear official SMLMV thresholds for FDI and real estate
  • Up to 3-year visa validity
  • Explicit accumulation toward Resident after 5 years as holder
  • Large regional market with growing tech and services demand

Watch-outs

  • SMLMV changes — USD cost moves every time the minimum wage updates
  • Investment must already be registered/evidenced; planning alone is not enough
  • Socio/Propietario is a different M category with different rules
  • Must maintain the investment for the visa duration

Pathway Threshold Max initial validity Toward Resident
M Inversionista — FDI > 650 SMLMV (Banrep) Up to 3 years After 5 years as holder
M Inversionista — Real estate ≥ 350 SMLMV (own name) Up to 3 years After 5 years as holder
M Socio / Propietario Different category — verify Cancillería Verify officially Do not assume same rules

Route to PR & citizenship

Colombia uses Visitor (V), Migrant (M), and Resident (R) visa types. M Inversionista can accumulate toward Resident after five years as holder.

Five-year accumulation

Cancillería states the investor visa allows accumulation of time for the Resident visa after a minimum permanence as holder of five years.

Maintain the investment

You must maintain the FDI or real-estate acquisition during the visa validity — selling or deregistering early can put status at risk.

Resident vs nationality

Resident visa is not the same as Colombian citizenship. Naturalisation has additional requirements — verify official rules.

Other M categories

Socio o Propietario, Profesional Independiente, and others are separate. Match your facts to the correct Cancillería page.

After you arrive

Operational checklist once the visa is granted.

  1. 1 Register/foreigner ID processes as Migración Colombia requires for your visa
  2. 2 Keep Banrep investment extracts or property certificates current
  3. 3 Open a Colombian bank account and complete tax registration (RUT) as needed
  4. 4 If operating a company: Cámara de Comercio and tax compliance
  5. 5 Calendar the 5-year mark if Resident status is the goal
  6. 6 Track SMMLV changes if you will renew or expand investment
  7. 7 Coordinate Pakistan remittance documentation with Colombian FDI registration

Practical prep before you book consulate appointments or move capital.

  • Look up the current official Colombian SMMLV before converting 650 / 350 thresholds to USD
  • Complete Banrep FDI registration or property titling before the visa filing
  • Use only Cancillería’s M Inversionista page — not Socio/Propietario checklists
  • Budget to maintain the investment for the full visa term
  • Prepare apostilled Pakistani police and civil documents as required
  • Plan remittances so Banrep extracts clearly show investment in your name
  • If Resident status is the goal, track the 5-year holder clock from day one
  • Re-read cancilleria.gov.co and banrep.gov.co before applying — rules and wages change
